First, I would suggest limiting the maximum weight of the pet to twelve (12) pounds. Most people with small pets (who are willing to pay extra rent) usually take very good care of them, particularly if it's a full-blooded breed. I can almost guarantee you will be getting a lot more calls, which will give you a larger list of prospective residents to choose from. Charge at least an additional $50 per month for the pet.
You might also prepare an addendum to your lease just for the pet. List the rules about cleaning up outside areas, disposal of cat litter, frequent cleaning of carpets, etc. Also, be very specific about the condition of the property regarding return of the pet deposit.
Since it's difficult to find places that accept pets, you may find that the people will stay longer than the average tenant usually goes. This might be worth a try just to see if it works for you. Go for it!"
