6 Manning Blvd
“I
am so relieved that we have Mike and Bill Hamel working for us.
There is no way we would have been able to do this renovation without
them.” -- Bob Alper
Our
relationship with Hamel Real Estate began with our wandering into their
Hudson Avenue office on a beautiful August Saturday afternoon.
Mike generously interrupted his work to give us an overview of Albany’s
real estate market and a walking tour of their downtown neighborhood.
The next weekend Mike and Bill Hamel showed us 6 Manning Boulevard and
we fell in love. They ensured the details of the sale, inspection,
and closing went very smoothly…so smoothly that when they approached us
to manage the extensive renovation of the house we were very
enthusiastic about the prospect.
While the 96
year old house at 6 Manning has incredible bones, the plumbing and
electrical systems needed upgrading, the kitchen and three bathrooms
required a gut renovation, gas brought in from the street, walls and
ceilings repaired, skimmed, and primed…the list went on and on and on.
Clearly we could not undertake this massive project from out of town
without someone on site who had the same vision, standards and emotional
attachment to the house as we did. We even upped the ante when we
agreed to give our house over to Vanguard for the 2008 Showhouse by
March 1, an extremely tight deadline for the extent of the work
required.
Mike and Bill
Hamel came through for us with flying colors. Their team was on
top of every detail. Mike and Bill communicated with us
constantly. They identified high quality contractors, negotiated
excellent prices, and made sure their work was up to par. They were
straightforward about the many problems they uncovered, and always gave
us good recommendations for their resolution. They gave up their
Saturdays to be with us for project updates at the house, coordinated
with the Vanguard Design Committee, and much, much more. Over a
five month period the house was transformed.
We heartily
recommend Hamel Real Estate to anyone looking for a new home or
considering a significant renovation of their current home. Even
if it isn’t going to be a future Vanguard Show house, they will treat it
as if it will be.

VOLUNTEER WORK
Habitat for Humanity
I
have been a part of Habitat for Humanity for 2+ years. I am on the
site selection committee and I do pro bono sales work for this great
organization.
“Volunteers are the backbone of
Habitat for Humanity, but when you find someone like Bill Hamel who is
willing to make a long-term dedicated commitment as a volunteer, you
count your blessings. From appraisals to purchase contracting, to
sales of lots, and listing services, again and again, on demand, Bill
jumps in to see to it that our site acquisition work gets done.
His professionalism, grounded in his real estate experience assures that
we are not only getting things done, but that we get things done
right....and he’s a great guy to work with!”

WHY RENT
WHEN
YOU CAN OWN?
Shawn
Fariss
Shawn Fariss
was a tenant of mine for several years. He is a self-employed
contractor that desired the benefits of home ownership. We were
able to find a starter home in a great neighborhood in Albany.
116 Berkshire Blvd., Albany

"My experience in doing business with Bill Hamel can
best be described as positive. As a first time home buyer, he was
very helpful to me in many ways. Bill educated me in the home
buying process. He recommended to me people with whom he did
business, a home inspector, a mortgage broker, etc. This was a big
help because I really had no idea in which direction to go. Thank
you, Bill. I really appreciate the small touches, the gift card
and the mums. That giving back was nice. I have recommended
Bill's services to others and will continue to do so in the future.
Not only that but any real estate business I have in the future in the
capital district will be with Hamel Real Estate. As a fellow self
employed individual, I respect all that it takes in order to compete
with the big boys. I guess I'll see you in the future when the
time comes for me to either buy or sell a piece of property here in the
capital district. Till then, take care Bill."
Shawn was looking for
a home that was extremely close to the interstate. We had to stay
patient and wait for homes that came on the market that fit this
particular location criteria.
MULTI-FAMILY INVESTOR
ADAM
RIGGI
Adam has been a long time friend and is an
entrepreneur at heart. We have been discussing investing for
several years. Adam recently purchased a beautiful 8 unit building
in the Pine Hills Neighborhood of Albany. He plans on purchasing
similar properties as opportunities come about.
89-91 N. Allen St., Albany

“I recently purchased an 8 unit commercial property
in Albany, with the help of Bill Hamel and I could not be happier.
Due to Bill’s experience in commercial property management, he was able
to find the exact income property I was looking for, at a price that was
well under market value. This is the 3rd time Bill has
successfully assisted me in a real estate transaction and I foresee many
more on the horizon. Thank you Bill and I look forward to our next
purchase.”
There was very little multifamily inventory to
choose from. It always pays to keep looking hard. I found a
"for sale by owner". Had it been listed with the MLS, we would
have had to compete with other buyers.
